Terms and Conditions, Policies and FAQs

We are a team of people that have been working together for some time. We understand each other and more importantly we understand hospitality. We know the business and know what people want and need. We work hard to ensure the highest of standards and will bend over backwards for any guest. We live for our guests and love all the great feedback we regularly receive from all our wonderful guests.
It is important to note that we are not a hotel. We are not trying to be and don’t want to be. We offer good quality self catering apartments at reasonable prices.

BUSINESS HOURS

Our staff work from 09:00 – 17:00. Our aim is to ensure that everything is perfectly done during these hours. However, we are aware that incidents happen and sometimes things cannot be helped. Therefore, we have an out of hours contact number.

CANCELLATION

You can cancel a booking you’ve made with us up to 7 days prior to arrival. If within the 7 days window you will be charged in full. Our market is quite niche and for that reason a little more difficult to fill our rooms. So once you’ve booked, your basically preventing others from booking and it will take us in average one week to resale.
We do have a policy where if you are having some kind of social gathering and if cancelling within 48 hours of booking we will waive the cancellation or part of of if we resale the room. Ther fire we ask that you immediately cance the room. We would then charge you and if resold or part resold you would be refunded accordingly.

CHECK IN

Check in officially starts at 4pm but we actively encourage check in much earlier and in reality most apartments are ready between 12:00 – 14:00. That said it cannot be guaranteed but we always let you come in and drop off your bags and give you keys etc so you can go and enjoy your day and return at your leisure.
We do allow guests to come along, drop off luggage and We close at 5pm therefore we require you to either check in before then or inform us of your late arrival at which point we must receive your photographic ID and full payment and we will leave your key box outside. We will confirm your mobile number and send you a text message with all the information that you require to collect your keys. It’s a very straight forward process and our telephone number is 24/7 should you require any assistance. Moreover, we always have someone on site in case of any emergencies.

CHECK OUT

Check out is at 10:00. We understand this may be quite early, in fact we are the latest for serviced apartments in the area. The reason is that we need so much to clean the apartments as they do big. Remeber it’s not a little hotel room, you get a full apartment.
Our staff are rotad depending on how many CHECK outs there are so there will be enough staff to clean all apartments at 10:00. That said if you would like to check out later than 10:000 you can for £15 per hour. You can stay until 13:00 latest.

BEDS

All our beds are doubles we do not have single beds at all. We do however, have sofa beds that can be made up if two people do not wish to share a bed.

REFRESH

Your apartment will be immaculate for your arrival.your starter pack includes:
You will be provided a full set of toiletries including luxury Ebony brand moisturiser, shampoo and hand and body wash as well a simple soap bar.
Towels and bedding are also provided and set for your arrival. The kitchen is equipped with tea, coffee (instant and freshly ground) sugar and hot cholcolate.
A couple of dishwasher tablets are also provided along with some washing up detergents.
Your fridge is equipped with sachets of ketchup, brown sauce, mayonnaise and vinegar and milk.
Your apartment is not cleaned throughout your stay and none of these items are topped up throughout your stay. You can always request anything that you would like and we will always do our best to provide this for you.

POLICIES

SOCIAL GATHERINGS

Social gatherings and group bookings of any kind are not accepted. We actively discourage any large groups or parties such as hen nights, stay nights, sports getogethers, events or even tours etc. We are known for protecting our neighbourhood and noise pollution is something that we do not accept under any circumstance. If your group booking slips through the net you may be refused upon arrival. We reserve the right to refuse upon arrival and if anyone is evicted there is a £250 charge.

SAME SEX GROUPS

We do not allow groups (3 or more) people of the same
Sex staying with with the intent of a social gathering. We don’t mean to be rude it’s just that we need to protect our neighbourhood and the threat of you returning and making noise does not sit well with us. Ultimately we are aiming at the corporate market. We reserve the right to refuse upon arrival and if anyone is evicted there is a £250 charge.

UNDER 25s

We do not allow social gatherings of any nature. In order to prevent this we do not allow guests under the age of 25 to book and stay in our apartments without elders in their family. If we deem you fit to stay with us we will charge you a £250 deposit that you will get back upon departure. We reserve the right to refuse upon arrival and if anyone is evicted there is a £250 charge.

SMOKING

Smoking is not accepted in any of our apartments. In fact we will fine you £125 for deodorisation as well as charging you for the closing off the apartment for next day. We reserve the right to refuse upon arrival and if anyone is evicted there is a £250 charge.

REQUESTS

You have the right to request some of the below items but it is imperative to note that these are upon availability and cannot be guaranteed, although we will always try our best to ensure we can do this for you. The truth is we always bend over backwards for all our guests.
